Before you sign a builder agreement
Deposits and timelines
Confirm how much is due at signing and at selections, whether deposits are refundable under any circumstances, and how the builder defines the estimated completion date. Ask what notice you will receive if the timeline moves.
Options and change orders
Most builders set a cutoff after which structural changes are no longer accepted. Ask for that cutoff in writing, the change-order fee schedule, and whether option prices are locked at signing or at selection.
Warranty and walkthrough
Request the warranty booklet before signing. Understand what is covered, for how long, and how claims are submitted. Schedule a pre-closing walkthrough and consider an independent inspector alongside you.
