How to use the cost planner
Enter realistic inputs
Start with the builder's published base price for the plan you are considering, then add the lot premium quoted for your preferred homesite. Structural options and design-center allowances are where totals grow fastest, so ask for an itemized options price list before your design appointment.
Account for closing and carrying costs
Closing costs, prepaid items, and any rate-buydown cost belong in the total. If you will carry a current home during construction, include that cost too. The planner produces an estimate for planning only; the builder's contract and your lender's figures are what count.
Compare totals, not headlines
Once you have estimated totals for two or three homes, compare them against resales with similar size, lot, and finish level. That comparison is far more useful than comparing a base price to a list price.
