Larger Lots: What to Check Beyond Acreage

Usable land, easements, drainage, and the hidden cost of maintenance.

Wesley Chapel Living editorial team · Updated October 18, 2026

Usable versus recorded acreage

Slopes, wetlands, buffers, septic fields, and easements can all reduce the part of a lot you can actually use for a pool, garage, or garden.

Drainage and trees

Mature trees are an asset and a responsibility. Ask for any arborist reports, look at how water moves across the lot after rain, and check whether neighboring parcels drain onto yours.

Restrictions

Association covenants may limit fences, outbuildings, or tree removal. Read them before you plan improvements.

Planning improvements

If you're thinking about an addition or outdoor living space, a builder can review setbacks and site conditions before you commit.
