Base Price Versus Total New-Home Cost

A starting price is the beginning of a calculation, not the end.

Wesley Chapel Living editorial team · Updated October 18, 2026

What a base price covers

A builder's base price usually reflects a floor plan on a standard lot with standard finishes. It rarely matches the final contract total.

What gets added

Lot premiums, structural options (extra bedrooms, extended garages, covered porches), design-center selections, and closing costs all sit on top. Incentives may offset some of that, but they typically come with conditions such as using a preferred lender.

Comparing fairly

Don't compare a base price to a completed resale and call the difference a discount. Compare estimated totals for homes with similar features, lots, and timelines. Our new-construction planner helps you build that estimate.
